Shivers Farm, the 40-acre mixed-use community anchored by Whole Foods Market in Southlake, will break ground on Sept. 23. Together, the three developments represent 721,000 square feet of new or refreshed retail space. Dunham Pointe will be anchored by Whole Foods Market. Trademark has already signed leases with 13 additional tenants, including Amorino Gelato, Fidelity, LaserAway, Milkshake Factory, a national junior fashion anchor, Nordstrom Rack, Ojo de Agua, Pepper Lunch, Playa Bowls, Pokeworks, Shake Shack, Solidcore, and Texas Country Boots. Active lease negotiations are in the works with more than 12 tenants totaling 65,000 square feet, as well as letters of intent from more than 10 additional retailers, reflecting the strong demand for the project. Located at the intersection of Highway 290 and Mason Road in the heart of Cypress, an affluent area experiencing meteoric growth, Dunham Pointe will encompass 202,000 square feet of ground-up retail. The development is part of the larger 1,300-acre Dunham Pointe master-planned community, where strong new-home sales have helped accelerate the community’s evolution from a residential destination into a mixed-use hub for northwest Houston. Since home sales began in 2021, Dunham Pointe has recorded more than 1,000 new-home sales, helping demonstrate the demand for new shopping, dining, and services within the community. That momentum is also driving interest across other components of the master plan. Dunham Pointe Development, the master plan developer, is currently under contract or in negotiations with developers and users for multifamily, townhomes, medical facilities, and additional commercial uses, further advancing the vision for a community where residents can live, shop, dine, and access everyday services close to home.
