US fixed 30-year mortgage rate climbs to highest since June 2025
On Wednesday, the Mortgage Bankers Association reported the 30-year fixed mortgage rate climbed to 6.85%, its highest level since June 2025, rising 6 basis points for the week.
Escalating hostilities in the Middle East have driven up oil prices and stoked inflation concerns, pushing U.S. Treasury yields higher and underpinning the steady rise in residential borrowing costs.
Seeking lower initial rates, borrowers have increasingly turned to adjustable-rate mortgages , which accounted for 8.5% of total applications last week, the highest share since June.
Monthly principal and interest payments for a $450,000 home have reached $2,363, approximately $207 more than at the end of February, straining buyer affordability.
Upcoming inflation reports on Thursday and Friday will likely shape the Federal Reserve's September 15 to 16 meeting, with the data potentially shifting mortgage rate trajectories significantly.
