Home Sales in B.C. Down Again in August Amid ‘Gradual Recovery,’ Association Says
BCREA said 5,653 homes sold on the Multiple Listing Service, a 4.7% drop from a year earlier, as prices eased and recovery continued.
- The British Columbia Real Estate Association reported 5,653 residential property sales last month, totaling $5.2 billion, though the real estate industry says a "gradual recovery" remains underway across British Columbia.
- Provincial home sales have been steadily climbing since January, when volume dropped below 5,200, though BCREA Chief Economist Brendon Ogmundson stated that sales "remain well below long-term averages."
- While The Okanagan experienced a 22 per cent sales drop, South Peace River recorded a 35 per cent jump, and the provincial average home price fell to just under $925,000.
- In Greater Vancouver, the average listing price was $1,213,418, down 1.3 per cent, while the Fraser Valley averaged $949,354 and Chilliwack prices rose 1.5 per cent to $746,289.
- Ogmundson expects the gradual sales recovery to continue, though he warned that new tariffs and a recent spike in long-term interest rates add a layer of risk to that scenario.
