England Home Approvals Fall to Lowest Level Since 2012, HBF Says
HBF said 45,315 homes were approved in Q2, leaving annual permissions 42% below the level needed to meet government housing targets.
- Planning approvals for new homes in England fell to the lowest quarterly level since 2012, with just 45,315 residential units securing permission in the second quarter, according to Home Builders Federation data.
- Annual approvals reached 214,515, an 8% decrease from the previous year and 36% below 2017 levels, representing just 58% of the government's National Planning Policy Framework target of 370,000 homes yearly.
- HBF chief executive Neil Jefferson said the report shows "a housing pipeline being squeezed to historically low levels," citing higher taxes and policy requirements making more sites unviable while demand remains weak.
- Addressing housing costs, Andy Burnham recently announced the "Your First Home" scheme, offering savers a mortgage with a 2.5 per cent deposit and a loan covering 20 per cent of the property's value.
- While Jefferson welcomed the announcement as a "hugely welcome step," the federation is calling for a moratorium on further costs, including the Building Safety Levy, which is due to take effect next month.
