Montreal-area home sales fall 7% in April as rising prices weigh on demand: board

  • Montreal-Area home sales fell 7% in April as 4,744 residential properties changed hands, down from 5,102 in April 2025, according to the Quebec Professional Association of Real Estate Brokers.
  • Economic uncertainty and high price levels are holding back demand, explains Camille Laberge, QPAREB Assistant Director and Senior Economist. Buyers continue to show "a certain degree of caution" since early 2026.
  • New listings totaled 8,241 in April, up 9.1% year-over-year, while total inventory rose 14.9% to 20,959 units. Median prices reached $645,000 for single-family homes and $865,000 for plexes.
  • Despite the decline, transactional activity remains close to the ten-year historical average, indicating continued market stability. Easing in the condominium market increased average days on market to 50 days.
  • Changes to the welcome tax could provide support to first-time buyers in the coming months, while a more balanced condominium market may help improve housing affordability, Laberge notes.
