Calgary Home Sales Decrease 3.8% in September, Prices Also Down: Board

Calgary home sales fell 3.8% in September, with 1,650 homes changing hands as the residential benchmark price slid 0.8% to $566,700.
Ann-Marie Lurie, chief economist at the Calgary Real Estate Board, noted that strong job growth and migration support housing demand but fail to offset added high-density supply impacting prices.
Detached home prices fell 1% to $739,400, while semi-detached prices rose 0.1% to $685,200, showing divergent performance across property types.
New listings totaled 3,354 in September, down 11.3% from a year earlier, while total inventory dropped 6.3% to 6,486 homes available for sale.
Apartment-Style homes dropped 8.3% to $291,400 and Row-style properties fell 5.5% to $412,400, illustrating how high-density supply disproportionately pressures lower-density segments.
