Apartment Landlords Face Big Payments in $2 Trillion Debt
Roughly $757 billion in multifamily loans comes due by 2028, forcing landlords to refinance at higher rates as delinquencies and sales pressure rise.
- The Wall Street Journal reported on Monday that America's apartment landlords face mounting financial pressure as more than $1.8 trillion in multifamily debt comes due over the next decade, with roughly $757 billion due by 2028.
- Nearly $300 billion in loans mature in 2026 alone, forcing landlords to refinance at rates roughly twice those available in 2020 and 2021, when borrowing costs were roughly 3%.
- A construction boom across Sunbelt cities like Phoenix, Denver, Atlanta, and Austin flooded the market with luxury units, while property values have fallen more than 20% from their 2022 peak.
- Multifamily loan delinquencies have climbed to 7.1%, and financial strain is fueling industry consolidation, including the proposed $69 billion combination of AvalonBay Communities and Equity Residential.
- "Lenders have gotten a lot more aggressive," said Ryan Cotton, Bain Capital's head of real estate, warning that this shift could lead to real turbulence as distress manifests.
